Goal

The mission of the project is to provide comfortable living houses in most parts of the planet within a temperature range of -15 to +40°C with minimal heating or cooling. At the same time, it should not be burdensome for young families in terms of budget or the personal time spent on building (or rather assembling) the house, its maintenance, and further modifications.

Modern, Artistic, Attractive

These buildings should look attractive (not like a doghouse). They can also be used for business purposes, such as a warehouse, greenhouse, store, car service, etc. Additionally, there are many other application options because this constructor has numerous advantages:

The Comfort

The 3D sandwich panels offer excellent thermal insulation and are made of a composite of polyurethane foam and composite materials. They are assembled in such a way that rainwater does not enter the interior through the seams of the structure. Damaged panels, for example, during a hurricane, can be easily replaced, and this will not be a shock for the residents. The lightweight self-supporting structures can be transported in two standard 8-meter trucks. The installation can be carried out by two people without expensive lifting equipment (cranes).

The interior

The interior space can be configured in any way: rearrange internal walls, fill it with comfort and household appliances, “expand” rooms using “window openings” — for example, create a bathroom, kitchen, storage, bedroom, or separate office in them. Starting from a minimum amount for the shell (around $14,000), a family will be financially tied to this project, but at the same time, they won’t have to take out loans. As their needs and capabilities grow, they will add and modify their project. We, in turn, will provide options for development.

Movable and Removable Construction

Dismantling and relocating to another location is possible. A whole department for designing and manufacturing special furniture and accessories is envisioned. This project could also be a great basis for creating mechatronic furniture — an entirely separate story with a whole “tree” of possibilities. It does not require a foundation at all. Only geo-screws are needed.

Business Model

Business Model: The project represents a global product. The technology for manufacturing and sales involves setting up “cells” of production in various regions after the base production facility is launched. Considering the logistics format, it is more rational to establish several local productions (“cells”) every 1000+ km rather than a single large factory. This will form a global network of production sites. To launch the base production, which will also include design and engineering offices, investment resources of around $3,300,000 are needed. This is a relatively small investment for such a project. In return, we are ready to pay the investor 25% of the profit from sales — both the buildings themselves and related products. With this percentage, the investor will recover the money in 5-6 years and then, according to our calculations, will receive a steady profit. However, there are options for cooperation — more money means a higher percentage. Less money (up to a reasonable limit) means a smaller percentage, but the launch will be slower. The calculations assume the creation of 5 local production sites in Ukraine: Dnipro, Kyiv, Lviv, Odesa, and one in a nearby foreign country — Poland or Albania. Then, there will be an expansion into other markets. The needed funds are required to quickly develop the necessary tooling since the formation process is slow. The required production volume can only be achieved by replicating the tooling, thus minimizing a weak point of the project. The second challenge is the instability of consumable material properties. This can be solved by selecting suppliers and signing long-term contracts, which also requires funds. Given that this product is a constructor and the base version is just the shell, future configurations can include various components, making it difficult to calculate the exact price of such a product at this stage. The amount of $14,000 is an optimal reasonable price for the basic set. A house with flooring, windows, primary utilities, and other essentials that is livable will cost around $27,000. After that, the cost will depend on the agreement with the investor and many other factors, so all predictions are uncertain at this stage. At first glance, there seem to be similar projects on the market, but they don’t offer this format. This is not about the building design, but about the concept itself, and the manufacturing, logistics, installation, modernization, and maintenance methods. We have studied the global experience in this field. Those who provide the best balance of factors in the product will succeed. The fact that Elon Musk is also working on manufacturing prefabricated structures leaves no further doubts. This is a very large market, and we have the best balance of qualities.
